In this episode, I talk to Nathaniel Broughton. He specialized in online marketing and private investments in the Southern California region. He is married to Kristi, and they live in San Diego, CA, with our two sons. Nate enjoys the work hard play hard lifestyle, and in between his trips to the beach, you'll find the family globetrotting during their downtime. Nate and I chat about his involvement with large businesses in the 7, 8 and 9 figure range and two of his own service and commission-driven businesses. Nate "fell into an entrepreneurial company which offered him a job" in San Diego when he was 18 in 2001. He worked to grow the business until four years later when they sold the business. Nate considers this experience his "trial by fire in college" and how he learned online marketing and generating sales online. I dig into how Nate stayed in his career and his "why" for working in the online sales industry and how Nate embraced the "opt out" Life. Having the freedom of time and place was the heyday in Nate's mind. He was around in the golden era of online income, no matter where you are in the world. Nate decided to stay in San Diego as this is a hotbed of opportunity for making money online. When he planted his flag, he decided to start a business connection group, hosting dinner for the first SoCal.ly group. He hosted the dinner every quarter to invite his connections to the network. He currently has 400 business owners to come to his event. Opt Out Life, a movement started by Nate, resonates with many people. Nate tells stories of his tribe who has followed this trend and how they make Opt-Out Life work in their lifestyle. Income, Life, and time are three essential aspects of Opt Out Life. There are often bold decisions along the path created by those in Opt Out Life. Have the courage and curiosity to find a different way of Life. Nate talks about mindset shifts and experiences in his personal and professional career, which has given him growth. One of his current priorities is to be present for his children, walking them to school and being at their games and activities. He and his wife enjoy extensively traveling with their kids regularly. In this episode, I chat about our mastermind, Tribe Denver, and takeaways from our tribe gathering. In addition to our mastermind, I visited HPF High Performance Forum from Darren Hardy. Give 10%, spend 10% on yourself, and invest 10% of your income on yourself. I decided to attend the HPF as part of investing 10% in myself. I talk about my experience with my strategic coach. One important lesson I’ve learned is that we are all good at different things. My superpower is being able to come up with a bunch of ideas. Gaining new capabilities is better than earning cash, which is one of the reasons I’m investing in myself to learn more and gain more capabilities. To make more money, you have to work less - you have to do fewer things. Constantly being busy leaves you no time to transform, to go deeper with empathy, or to be more patient. Be a business with a mission, not a mission with a business. I dig into how I’ve paired down my books to only 25 books, as I’m keeping only the books that have had a significant impact on my life. I revisited my “one thing” after rereading The One Thing again and realized there are multiple “one things.” Even though they don’t directly impact my business, they affect you, which impacts your business. I’ve focused on my state of being, and recently read “Top five regrets of the Dying” study, and four of the five regrets, as I interpret them, are about honoring your true self. There are three categories to have your “one thing.” My spiritual one thing is to meditate. Physical one thing is to strength train daily. A mental game for me is focusing on learning instead of watching TV on the weekend. Marriage with words of affirmation to my wife everyday. On this episode, I want to talk about purchasing commercial space. Rob and I sit down and discuss how you can buy retail space in an opportunity zone. These are areas which have been designated by the federal government which is ripe for redevelopment. Rob recently purchased a commercial property, and while he was researching real estate to purchase, he discovered the opportunity zone. Rob lucked out as the building he bought was in an opportunity zone. With his building, he doesn’t pay tax on the appreciation if he owns the building for 10 years. These properties fall under the 1031 Tax Exchange. We talk about how Rob is using economic occupancy toward a specific goal. One item which isn’t covered by economic occupancy is maintenance costs. Rob always invests with partners, not necessarily with a long-term plan. Finding the deal flow matters. Rob and I discuss how he breaks down his share in the company and what is his company worth long-term. Who is the person who is the escalation point in your company? Your team must have a vested interest in your business. Rob says he likes the “bricks and sticks” of business. He also subscribes to “Vision through purposeful action” which encompasses a challenge which Rob chats about on this episode. We dig into the mind, how our mind and the voices in our mind can create havoc for us. I’ve read it before, but the other day I was going through my Audible account and saw Start With Why by Simon Sinek, and after listening to the first couple of hours, I was inspired. In the book, Simon talks about how people don’t buy what you do, they buy why you do it. This struck home for me as I reflected on the different shapes my business has taken over the years. Throughout this episode, I chat about my “why’s” and the “why’s” of the people I work with and how they’ve impacted my business. I also tell a couple of stories about different organizations I’ve been involved with and how their why’s have touched my life. Knowing your “why” is what allows you to build deep relationships with your clients. Think about that for a moment. What are you selling to your clients? Are you selling them features? Recently, I have thought about my beliefs and how other views resonate with me, but I haven't clearly set them all in my podcast. In this episode, I talk about my 10 Things I Believe, including my beliefs that may not be mainstream. I know my nature tells me what I need to do in life, including being present and reconnecting to the universe. Space is the ultimate time hack and what happens when I create space. Co-creation, nine times out of ten, has another creation come out of the one I created with another person. I also chat about how saying the word "creativity" is used as a tool and get me excited about doing an activity if I can see it as creative. I talk about how our world has become very transactional and transformative people in this world are the ones that will really stand out. I like to keep things as simple as possible, for example, I have three crucial results for the week and three for each day. Brad later earned his MBA from the University of Phoenix. After serving on active duty in the Army Brad left the military as a Captain and moved to San Antonio to pursue his interests in real estate.
