To wrap up our final episode of the podcast for 2023, today, we want to talk about why buyers who are seriously wanting to buy a home now should take the advantage of potentially saving some money on the purchase of their new home, which is something we haven’t been able to say in quite some time!   • Stress that when we say “saving money,” we not necessarily talking $50-75K on the purchase of a home, but definitely $5K, $10, or even $15K on a home!
• Discuss market conditions we see every winter:
  • This time of the year is slower because of the weather and the holidays
  • Fewer sellers but fewer buyers as well
  • Discuss the types of homes you are going to see on the market this time of year
    • Estates
    • Older people who can no longer take care of their home
• Discuss market conditions we are seeing right now:
  • Homes are currently sitting on the market
    • Higher interest rates
• Discuss why now is a good time to buy a home!
  • Fewer multiple bid situations
    • Negotiate!
  • Get your inspections!
  • Remember, refinancing when interest rates drop is always a possibility
    • Higher home prices could negate any potential reduction in interest rate decrease
• How can I save money when buying a home?
  • Offer less than asking price
  • Ask for seller assist

• • Negotiate a lower interest rate
  • The inspection and appraisal offer additional opportunities to receive additional concessions from the seller(s)
    • This could include repair work being completed prior to closing rather than reducing the sales price or asking for seller assist!
  • Ask for a home warranty at closing
